Role overview
The Porter role supports the upkeep, appearance, and day-to-day condition of a residential property. This position focuses on customer service while caring for outdoor areas and shared community spaces so residents experience a clean, safe, and welcoming environment.
What the role involves
- Keep outdoor property areas in good condition, including planting beds, lawns, hard surfaces, and debris removal.
- Handle trash collection and ongoing cleanup across common areas.
- Maintain shared spaces such as the pool, spa, club room, public restrooms, laundry rooms, parking areas, and exterior lighting.
- Support basic maintenance, cleaning, and moving tasks as needed.
- Help preserve a professional, resident-focused environment across the property.
Key responsibilities
- Follow the company’s operating procedures, OSHA guidance, and industry standards to maintain property condition and reduce risk.
- Perform physically demanding upkeep tasks to protect the property and minimize liability concerns.
- Remove trash and debris from common areas on an ongoing basis.
- Sweep curbs, parking lots, walkways, and stairways according to schedule.
- Repair or report loose stair treads and replace burned-out exterior bulbs as needed.
- Mow lawn areas, clear clippings, rake leaves, and maintain landscaped sections.
- Apply weed control and fertilizer, seed bare areas, and water when required.
- Install seasonal plants, shrubs, trees, decorative rock, and water features.
- Trim and prune trees and shrubs as directed.
- Maintain and adjust irrigation systems and fountains.
- Clean the pool and spa according to manufacturer instructions and applicable codes.
- Carry out routine maintenance and minor repairs on pool equipment when assigned.
- Know emergency procedures, including shutoff locations and access points for utility and drainage systems.
- Promote safety practices to help prevent injury and property damage.
- Follow all property rules, policies, and procedures.
- Keep drainage grates clear of leaves and other obstructions.
- Pressure wash sidewalks, buildings, pool decks, and similar surfaces.
- Assist with snow removal when required.
- Wear the required uniform and maintain a polished, professional appearance and attitude.
Qualifications
- High school diploma, GED, or trade school diploma, plus at least 1 year of full-time experience in lawn or grounds maintenance; an equivalent mix of education and experience is also acceptable.
- Ability to read instructions efficiently and keep accurate records of labor and materials.
- Certified Pool Operator certification is preferred.
- Strong punctuality and reliability, with the ability to work under deadlines and adjust schedule for after-hours or weekend emergencies.
- Comfort working with diverse residents and employees while following non-harassment and inclusion standards.
- Valid driver’s license required.
