About the Role
An experienced and proactive Property Portfolio Manager is needed to oversee property management activities in the Southern Region from Bulawayo. This position focuses on managing a varied portfolio of properties while maintaining strong standards in operations, upkeep, tenant experience, leasing, and financial outcomes. The role suits a mature, self-driven person with strong ambition and a sharp understanding of property investment and management.
Key Responsibilities
- Offer senior guidance to the regional Property Services team and help ensure the portfolio is managed in a timely and forward-looking way.
- Supervise daily portfolio operations, including overall maintenance, space optimization analysis, customer experience initiatives, and lease/legal administration.
- Prepare portfolio budgets, track financial performance, and support the profitability of the property portfolio.
- Build and maintain constructive tenant relationships, responding to tenant issues quickly and professionally.
- Make sure all properties meet applicable local, regional, and national rules, including health and safety requirements.
- Create and deliver regular reports for senior management covering property performance, occupancy, and financial results.
- Design and execute plans that improve property value and support organizational objectives.
- Represent and explain the wider Old Mutual product range when required.
Qualifications and Experience
- At least 5 years of experience in asset management, property management, or real estate operations across a varied property portfolio.
- A bachelor’s degree in Real Estate Management, Property Development and Estate Management, or a closely related field is required.
- A master’s degree in Real Estate Management, Business Administration, or a similar discipline is preferred.
- Experience using MRI or another real estate management platform is an advantage.
- Membership in REIZ or EAC is an added advantage.
- Strong Excel skills, including spreadsheet analysis, are expected.
- Applicants should demonstrate a strong work ethic, good attention to detail, and sound decision-making ability.
- Excellent interpersonal, communication, and organizational skills are essential.
- Solid knowledge of property management, operations, asset management, and financial analysis is needed.
- The role requires the ability to lead a team and help build one where needed.
