Role overview

Arora Engineers has several openings for a Resident Project Representative role. The position is centered on full-time site-based oversight of work in progress, confirming that construction aligns with the contract documents, and checking materials and equipment used on the project.

Key responsibilities

As the on-site representative for the owner, you will oversee subcontractor activity through the prime contractor, track schedules and submittals, attend project meetings, and help keep communication flowing between the owner, contractor, and design professional.

  • Act as the owner’s on-site representative.
  • Observe subcontractor performance through the prime contractor.
  • Review the contractor’s progress schedule, shop drawing submission schedule, and schedule of values.
  • Attend project meetings, including pre-construction, progress, and job conference meetings, and distribute meeting minutes.
  • Serve as the owner’s main point of contact with the contractor, working primarily through the contractor’s superintendents and helping clarify the contract intent.
  • Track receipt dates for shop drawings and samples.
  • Accept samples from the contractor and inform the design professional when samples are available for review.
  • Notify the design professional and contractor before any work begins if required shop drawings have not yet been approved.
  • Document and report work that is defective, unsatisfactory, damaged, or not in line with contract requirements, and advise on corrective action, rejection, uncovering, special testing, inspection, or approval as needed.
  • Confirm that testing, equipment start-ups, system start-ups, and operations and maintenance training are carried out with the right personnel present, and keep written records of these activities.
  • Accompany government inspectors and submit written inspection results to the owner and design professional.
  • Request clarifications from the design professional when contract documents need interpretation, and relay those clarifications to the contractor.
  • Review contractor suggestions for drawing or specification changes and pass recommendations and decisions between the design professional and contractor.
  • Maintain organized job-site records for correspondence, meeting reports, minutes, shop drawings, samples, contract documents, addenda, change orders, clarifications, progress reports, and other project records.
  • Keep a daily log of contractor hours, weather, site questions, visitors, daily activities, decisions, and observations.
  • Record contact details for all contractors, subcontractors, and major material and equipment suppliers.
  • Prepare periodic progress reports on work status and compliance with schedules and submittal requirements.
  • Coordinate in advance with the design professional on major tests, inspections, and the start of key phases of work.
  • Prepare draft change orders, gather contractor supporting documents, and make recommendations to the design professional.
  • Report accidents immediately to the owner and design professional, then confirm the report in writing.
  • Review payment applications with the contractor and forward recommendations, paying close attention to completed work, schedule of values, and stored materials or equipment.
  • Check that certificates, O&M manuals, and other required documentation match installed items and contract requirements, then deliver them to the design professional for review and forwarding to the owner before final payment.
  • Before substantial completion, provide the contractor with a written list of items needing correction or completion.
  • Take part in the final inspection with the design professional, owner, and contractor, and prepare the final punch list.
  • Confirm that final punch-list items are completed or corrected and provide a written recommendation on acceptance of the work.

Additional experience and strengths

  • Experience representing the owner, client, and company in project meetings is valuable.
  • Experience drafting and reviewing interim as well as completed project reports is expected.
  • Strong oral communication, presentation, and project documentation skills are needed to explain findings and results clearly.

Preferred background

  • Previous work as a Resident Project Representative, Resident Engineer, Project Manager, Construction Manager, Construction Quality Control Manager, or Owner’s Representative is preferred.
  • Ability to build and sustain productive working relationships with employees, clients, and vendors is important.

Qualifications

  • A bachelor’s degree in Architecture, Engineering, or Construction Management is required.
  • 10 to 15 years of project construction management experience is required.
  • Experience with airport terminal facilities and systems, structures, roadways, bridges, parking facilities, airfield pavements, ramps, taxiways, runways, navigational aids, utilities, and cargo facilities at medium or large air carrier airports is desired.
  • Experience with transit terminal facilities, stations, and building systems is also desired.
  • Professional registration such as PE, RA, CCM, or PMP is preferred but not mandatory.
