BMS Operator / Technician

About the Role

We are looking for a technically capable BMS Operator / Technician to support building automation and keep facilities running efficiently. The role focuses on operating and monitoring critical equipment from the central control desk, while ensuring the Building Management System stays aligned with approved performance standards for a safe and efficient environment.

Key Duties

• Oversee HVAC, lighting, security, fire suppression, elevator, and electrical systems through the BMS.
• Carry out scheduled equipment inspections as instructed by the MEP Supervisor.
• Handle BMS programming tasks, refine control settings for cooling demand, and refresh system graphics when needed.
• Identify technical faults, troubleshoot issues, and escalate abnormalities to the supervisor.
• Record repair activity, system modifications, and daily room temperature readings accurately.
• Work with the safety team to keep track of fire alarms and water tank levels.
• Operate and monitor pumps, motors, ventilation units, and emergency systems throughout the property.

Skills and Knowledge Needed

• Ability to read blueprints, control drawings, and logic-based control programming.
• Strong troubleshooting capability for electrical and electronic systems.
• Understanding of secondary distribution systems, circuits, and power cabling.
• Good judgement during emergencies, professional integrity, and clear English communication.
• Strong computer literacy and confidence in navigating technical systems.

Requirements

• Diploma in Electromechanical or HVAC technology is required.
• An engineering degree will be considered an added advantage.
• 2 to 4 years of experience in facilities maintenance is needed.
• At least 1 year of hands-on experience in BMS operation is required.

Additional Information

This position is based in Jeddah, Makkah, Saudi Arabia. The role is a full-time, onsite job.
