Role overview
In this position, you will oversee residential leasing for a defined property portfolio, with the main goal of improving occupancy and rental income. You will report to the Property Manager and serve as the commercial lead for leasing, connecting day-to-day property operations with strong revenue performance.
Your role covers the full leasing process, from attracting prospective tenants and arranging viewings to negotiating agreements and ensuring compliance with REGA requirements. The aim is to deliver a smooth and professional experience for landlords and tenants alike.
What you will do
- Set and drive leasing plans that improve occupancy levels and rental returns across the portfolio.
- Track and manage all leasing enquiries quickly, with a target of responding within 24 hours and converting viewings into offers effectively.
- Work with the property management team to begin renewal conversations around 90 days before lease expiry and negotiate rent increases in line with market conditions.
- Monitor competitor activity, market movements, and supply-demand trends, then share weekly insights to support pricing decisions.
- Make sure online listings reflect high branding standards through strong photography, virtual tours, and accurate unit details.
- Partner with the marketing team on campaigns designed to generate leads for units that are harder to lease.
- Inspect vacant homes regularly and coordinate any repair, styling, or presentation work needed before showings.
- Negotiate lease terms, rent, and payment schedules within the approved authority limits.
- Screen prospective tenants carefully to confirm financial suitability and fit with the community before submitting offers for approval.
- Prepare and oversee offer letters and lease agreements, including special clauses that safeguard the landlord’s asset.
- Act as the in-house specialist for the Ejar platform and ensure all leases are registered and authenticated in line with Ministry of Housing rules.
- Follow REGA requirements and the Real Estate Brokerage Law in all leasing activities.
- Carry out KYC checks and confirm tenant eligibility through Absher and SIMAH where relevant.
- Draft and review lease terms to reduce the chance of future disputes, including cases handled by the Rental Disputes Center.
- Welcome new residents, support onboarding, and help create a positive handover experience.
- Maintain ongoing relationships with tenants throughout the tenancy to strengthen loyalty and community engagement.
- Collect and analyze tenant feedback, including NPS-style surveys, and report improvement actions to the Property Manager.
- Review reasons for tenant turnover and introduce engagement initiatives that improve renewals and reduce vacancy time.
Experience and qualifications
- You should have 3 to 5 years of experience in residential leasing or property management, ideally with an international consultancy or a leading local developer.
- A bachelor’s degree in Business, Real Estate, or a closely related discipline is required.
- Strong written and spoken Arabic and English are essential.
- You need working knowledge of property management systems such as Yardi and familiarity with the Ejar electronic network.
