Role overview
The Maintenance Director is responsible for directing the full operation of the Maintenance Department so the facility remains safe, comfortable, and compliant with current federal, state, and local requirements. This role works under the Administrator’s direction and carries overall responsibility for planning, organizing, developing, and controlling maintenance activities.
Key responsibilities
- Keep shift and area maintenance schedules on track and maintain clear written policies and procedures for the department.
- Lead, structure, and evaluate the Maintenance Department along with its programs and day-to-day work.
- Coordinate maintenance work with other departments such as Dietary, Nursing, and Activities.
- Accept full administrative responsibility and accountability for departmental leadership.
- Support the Infection Control Coordinator by identifying and documenting maintenance tasks that may involve exposure to blood or body fluids.
- Check storage rooms, workrooms, and utility or janitorial closets to ensure they are orderly, stocked, and properly maintained.
- Take part in inspections by government authorities when required or directed.
- Prepare corrective action plans for maintenance issues found during surveys and submit them to the Administrator in writing.
- Confirm that outside contractors complete work correctly and according to contracts and work orders.
- Hold regular meetings with maintenance staff, gather input from other department leaders, resolve issues, and improve operations.
- Assess the capability of maintenance staff and make adjustments or corrections when needed.
- Conduct daily walkthroughs to verify staff performance and ensure maintenance standards are being met.
- Maintain strong coordination with other supervisors so maintenance services continue without disruption.
- Oversee safety and fire prevention activities, including weekly inspections of work areas and equipment.
- Ensure staff consistently follow safety rules and use equipment and supplies properly.
- Make sure protective equipment and lifting aids are used when handling heavy items.
- Keep supplies and equipment in good condition so the environment stays safe and comfortable.
- Report equipment damage or facility damage to the Administrator without delay.
- Maintain current Material Safety Data Sheets for hazardous chemicals used by the department.
- Verify that hazardous chemical containers are labeled and stored correctly.
- Train maintenance staff to understand labels and MSDS information and to use proper protective measures.
- Create, maintain, and apply infection control and universal precaution procedures so sanitation and aseptic practices are followed.
- Ensure employees exposed to blood, body fluids, or hazardous chemicals complete the required in-service training before performing those tasks.
- Build safety guidance into maintenance policies for tasks that could cause injury.
- Perform routine checks to confirm equipment is available and functioning properly.
- Watch material use closely so supplies are used efficiently and waste is minimized.
- Help prepare the maintenance budget for equipment, supplies, and labor, then submit it to the Administrator for review and approval.
- Keep updated records of departmental spending and provide financial reports when requested or needed.
- Carry out weekly quality checks of maintenance functions.
- Protect the confidentiality of resident care information, including protected health information.
- Respond to emergencies as needed, including adjusting maintenance schedules.
- Ensure medical waste is disposed of according to facility procedures.
Supervisory responsibility
This role includes supervisory duties.
Qualifications
The ideal candidate should have at least a high school education or equivalent, plus a minimum of three years in a supervisory role within maintenance or a plant-related environment. Strong working knowledge of boilers, compressors, generators, and mechanical, electrical, and plumbing systems is required, along with the ability to read blueprints. Knowledge of building codes and safety rules is also necessary.

Licensing and compliance

Physical requirements
This position involves occasional lifting or moving of up to 25 pounds, extended use of a desktop or laptop computer, and frequent sitting, standing, walking, speaking, reading, and hearing. The role also requires regular use of office equipment such as a copier/scanner/fax machine, telephone, and calculator. In emergencies, assistance with resident evacuation may be necessary.
