Role Overview
Hawthorne Residential Partners is seeking a dependable, motivated, and practical maintenance leader who takes pride in keeping residential communities clean, safe, and welcoming. This position is more than routine maintenance work; it is also an opportunity to build skills, learn additional trades, and grow into a longer-term career with a supportive team.
As the Maintenance Supervisor, you will oversee maintenance operations for an apartment community. The role includes managing budget and inventory, assigning work orders, making sure units are ready for new residents, and ensuring the team follows compliance and safety expectations. You will also help develop team members through coaching and training.
Education, Experience, and Licenses
A High School diploma or GED is required. The ideal candidate has at least 3 years of experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical work. Previous experience in a lead or supervisory position is strongly preferred.
A valid driver’s license is required. EPA certification is also required, and CPO certification is highly preferred. In some locations, this certification may be mandatory.
Key Duties
You will lead the maintenance team, organize daily schedules, and hold team members accountable for quality and productivity. The role also involves working closely with vendors, managing vendor performance, and overseeing capital improvement work such as collecting bids, planning timelines, and monitoring project completion.
In addition, you will handle preventive maintenance, troubleshoot and repair HVAC, plumbing, electrical, and other property systems, and ensure service needs are addressed quickly and professionally across the community.
You will oversee the make-ready process for vacant homes, including scheduling unit turns and inspecting apartments for cleanliness, functionality, and move-in readiness. You will also help maintain the appearance and condition of buildings, amenities, grounds, and common areas so the property remains safe and attractive.
Other responsibilities include participating in on-call emergency coverage, responding to service requests promptly, and following OSHA and company safety standards.
Schedule and Availability
This is a Monday-to-Friday role with standard working hours from 8:00 AM to 5:00 PM. The position requires participation in an on-call rotation for after-hours emergencies, and occasional support for resident events may be needed.
Compensation and Benefits
Maintenance Supervisors are eligible for a monthly renewal bonus, quarterly performance bonuses, and quarterly resident satisfaction bonuses in addition to hourly pay.
