Role overview
A major real estate investment and advisory organization is looking for an Assistant Project Manager to help deliver capital projects, tenant improvements, and property enhancement work across a nationwide portfolio. This position supports project and asset management by keeping budgets, schedules, and reporting accurate, and it is intended as a development opportunity with a clear progression route into Project Management.
The right person will likely come from a general contracting background and bring practical exposure to construction workflows, project records, and financial oversight. This is a client-side role where precision, clear communication, and the ability to manage several initiatives simultaneously are essential.
Key responsibilities
- Monitor several projects remotely across the portfolio, ranging from smaller repair work of about $200K and up to major capital programs reaching $20M.
- Take part in OAC meetings, follow project milestones, and share prompt updates on timelines, budgets, and overall execution.
- Examine invoices, pay applications, submittals, and change orders to confirm they are complete and accurate.
- Support tenant improvement initiatives, including landlord-led and tenant-managed scopes, and review TI reimbursement packages for adherence to requirements.
- Assist with design and documentation reviews so that deliverables match client standards.
- Keep project files, meeting notes, and financial documentation well organized and current.
- Work with internal stakeholders, vendors, contractors, and international clients while adapting to different standards and expectations.
- Build working knowledge of building systems such as HVAC, electrical, plumbing, and elevators to better evaluate project work and repairs.
Qualifications
- A bachelor’s degree in Construction Management, Engineering, Architecture, or a closely related discipline.
- At least 3 years of experience in construction, project management, or project engineering, with general contractor-side exposure strongly preferred.
- Solid understanding of RFIs, submittals, pay applications, and construction documentation.
- Experience with tenant improvements, capital upgrades, and core building systems.
- Comfort using Microsoft 365 and common project/construction tools such as Procore, Bluebeam, and MS Project.
- Strong organization skills, excellent attention to detail, and the ability to manage multiple assignments at once.
- Clear verbal and written communication skills, including experience working with both domestic and international stakeholders.
- A team-first mindset, flexibility, and the ability to adapt as priorities change.
Compensation and benefits
Compensation includes a competitive salary along with a generous bonus structure. The benefits package offers full medical, dental, and vision coverage, plus a 401(k) plan with full match after 6 months.
This role also offers a growth path toward Project Manager responsibilities, including greater travel and broader project ownership over time.
Work environment
The office is in Downtown Seattle and includes modern amenities such as a full gym, pickleball court, and lounge. The position is office-based four days per week, with travel to project sites as needed.
The culture is professional but relaxed, with a family-style atmosphere that is entrepreneurial, collaborative, and highly detail-focused.
