Role Summary
This full-time, on-site position is based in Belleville, Ontario. The building operator will help run day-to-day apartment operations, combining hands-on maintenance, light administration, cleaning, and attentive service to residents. The schedule is rotational, includes weekends, and requires on-call availability.
Compensation and Work Setup
The total package includes an annual salary of $63,000, with apartment rent included. Utilities and parking are also covered. Extended health and dental coverage are part of the offer.

Core Duties
- Carry out routine checks of indoor and outdoor shared areas, as well as contractor activity, and record any damage or issues that need follow-up.
- Raise maintenance work orders and help ensure corrective work is started and completed in a timely manner.
- Handle day-to-day repairs in occupied apartments, including minor plumbing, electrical, and carpentry tasks, and respond to tenant service requests.
- Prepare vacant or turnover suites for new occupants by cleaning and repairing them as needed.
- Respond quickly to repair needs, including urgent and after-hours situations.
- Keep storage rooms and boiler areas tidy, clear snow, apply salt to walkways, and manage garbage collection.
- Support all site preventive maintenance requirements, including annual inspections of fire and life safety systems, sprinkler and fire panel checks, HVAC servicing, and annual backflow testing.
- Collect and file final documentation for maintenance and compliance records.
- Assist with annual budget preparation, including inspection findings and deficiency reporting.
- Review invoices, service contracts, and purchase orders to confirm work quality, accuracy, and cost effectiveness.
- Track expenses regularly to help keep the property within budget.
Qualifications
Applicants should have relevant post-secondary education and at least 3 years of experience working with HVAC equipment, BAS, and FAS in a Class A residential complex. A valid driver’s license, a clean driving record, and automobile insurance are required. Strong computer skills in Word, Excel, email, and web-based tools are also necessary. The role requires the ability to lift up to 50 lbs and perform physical tasks such as bending, pushing, pulling, and climbing stairs.
