Role Overview
The Facility Manager will oversee the day-to-day functioning of a residential apartment community in Bengaluru. This position focuses on keeping the property running efficiently, maintaining safety and service standards, coordinating maintenance activities, managing vendors and staff, and ensuring residents receive timely support.
Core Responsibilities
- Handle the routine running of the apartment and make sure operations remain smooth.
- Lead housekeeping, security, gardening, and maintenance teams and verify that work is completed to the expected standard.
- Carry out daily checks of shared spaces and building facilities to maintain cleanliness and operational readiness.
- Oversee preventive and breakdown maintenance for electrical systems, DG sets, STP/WTP, lifts, fire-fighting systems, pumps, plumbing, common area lighting, CCTV, and access control.
- Work with AMC vendors, ensure services are completed on time, and maintain proper equipment service records.
- Identify, appoint, and coordinate external contractors and service providers as needed.
- Track vendor delivery against SLAs and confirm bills only after verifying work completion.
- Respond to resident complaints and service requests quickly and keep communication clear and professional with residents and the Apartment Association.
- Arrange resident meetings when required and support issue resolution until closure.
- Ensure compliance with fire safety norms, conduct periodic drills and safety inspections, and keep statutory approvals and licenses current.
- Coordinate with government bodies and authorities whenever required.
- Prepare annual maintenance budgets, monitor operating costs, and control expenses while protecting service quality.
- Check invoices, maintain expense records, and support budget control activities.
- Supervise facility staff, prepare duty rosters, manage attendance, and monitor discipline, grooming, and performance.
- Conduct training sessions for staff on safety practices and standard operating procedures.
- Maintain asset registers, maintenance logs, complaint registers, AMC records, warranty documents, and other statutory files.
- Share daily, weekly, and monthly MIS reports as required.
- Respond to emergencies such as power outages, water shortages, fire alarms, flooding, and lift failures, and coordinate with emergency responders when needed.
- Support continuity of operations during emergency situations.

Additional Information
This role is for a residential apartment / property management environment in Bengaluru. The reporting line is to the Apartment Association or a Property Management Company. Compensation is stated as INR 4,25,000 to INR 4,50,000 per year.
