Senior Project Manager

Role overview

This position is focused on steering large commercial and residential developments from planning through delivery in the Mumbai Metropolitan Region. The work covers office spaces, retail properties, high-rise apartments, and township projects, with direct ownership of schedules, budgets, and execution quality.

Key responsibilities

You will coordinate regional cluster operations across multiple sites, working closely with internal teams and external partners to keep projects moving and to reduce the impact of common delivery risks such as monsoons, labour shortages, and supply chain disruptions.

The role also requires active management of approvals, compliance, stakeholder communication, reporting, and post-project review, while supporting broader business growth in Mumbai’s competitive real estate environment.

Compliance and quality

A major part of the job is ensuring complete adherence to Mumbai-specific regulatory requirements, including RERA, MOFA, BMC, and MMRDA approvals. You will also be expected to maintain quality benchmarks aligned with IGBC and GRIHA certifications, along with safety practices under ISO 45001.

Stakeholder management

This role involves regular interaction with government authorities, landowners, joint venture partners, and buyers to address escalations, obtain permissions, and support project viability.

Technology and reporting

Use of digital project-management tools is an important part of the position. You will be expected to work with systems such as BIM and ERP/planning platforms including Primavera or MS Project for live tracking, reporting, and predictive analysis.

Continuous improvement

After project completion, you will conduct audits, capture lessons learned, and feed insights into future planning and pipeline expansion decisions.
