Role Overview
Flynn is looking for a skilled Estimator to join its high-performing project team in Limerick. This position suits someone who enjoys working on high-profile projects for major clients in a fast-moving and challenging setting.
Reporting Line
The role reports to the Senior Estimator / Commercial Director.
Key Responsibilities
- Produce precise and well-structured cost estimates by examining drawings, specifications, and all tender-related documents.
- Spot commercial risks, opportunities, and missing information within tender packs to strengthen the bid position.
- Request, compare, and secure competitive pricing from subcontractors and suppliers, while keeping the cost records current and reliable.
- Review subcontractor and supplier submissions, including risk considerations and potential value engineering options.
- Support the Quantity Surveying team during pre-contract negotiations.
- Coordinate with the Chief Estimator and senior leaders on contractual topics and make sure submissions and deadlines are achieved.
- Work alongside commercial and project teams to finalise budgets before handover.
- Track and manage preliminary budgets throughout the tender cycle.
- Develop and maintain strong client relationships during tendering and negotiation phases.
- Prepare, review, and keep cost benchmarking and analysis records up to date.
- Build lasting relationships with important suppliers and subcontractors.
- Keep an eye on market movements, pricing changes, and relevant regulatory or industry developments.
- Ensure tendering work follows company processes, governance requirements, and contract obligations.
Candidate Profile
Applicants should hold a third-level qualification in Engineering, Construction Management, Quantity Surveying, or a related area, along with at least 3 years of relevant estimating or commercial experience in construction. The ideal candidate will have a solid understanding of construction techniques, outputs, and current labour, plant, and material pricing. Strong numerical ability, commercial awareness, and analytical thinking are essential, as are data interpretation skills. The role also requires excellent communication, negotiation, and stakeholder management capabilities, plus a highly organised approach, strong attention to detail, and the ability to manage tender documentation effectively. Candidates must be comfortable working under pressure, meeting tight deadlines, and operating in a proactive, methodical, and solution-focused way. Resilience and the ability to thrive in a fast-paced environment are important.
