Role overview
This opening is for a Porter/Gatekeeper responsible for keeping a residential community’s shared spaces clean, orderly, and well maintained. The role covers both indoor and outdoor common areas and may also include support with basic maintenance, cleaning tasks, and moving assistance.
The position is suited to someone who takes initiative, notices details, follows through reliably, and works well in a collegiate-style environment. The employer is looking to hire immediately. Candidates must already be authorized to work in the United States, as visa sponsorship is not available.
What you will do
- Follow the property’s operating procedures, OSHA guidance, and industry standards to keep the site in good physical condition.
- Carry out physically demanding tasks that help preserve the property and reduce safety or liability risks.
- Regularly collect trash and debris from shared areas.
- Sweep curbs, parking areas, walkways, and stairways on the required schedule.
- Repair or maintain loose stairwell treads.
- Replace failed exterior bulbs and notify a supervisor about inventory needs for lighting supplies.
- Mow lawns, remove clippings, trim beds, and clear leaves and other debris from landscaped areas.
- Apply weed-and-feed treatments, overseed where needed, and water affected areas as required.
- Install seasonal plants, replacement shrubs and trees, decorative rock, and water features.
- Trim and prune trees and shrubs as instructed.
- Maintain, adjust, and repair irrigation systems and fountains when needed.
- Clean pools and spas according to manufacturer instructions and applicable code requirements.
- Perform routine upkeep and minor repairs on pool equipment as directed.
- Know the property’s emergency procedures, including the locations and use of water and gas shutoff valves, sewer cleanouts, and fuse panels.
- Encourage safe practices to help prevent loss, damage, and injury to residents and visitors.
- Keep ground drainage grates clear of leaves and debris.
- Pressure wash sidewalks, buildings, pool decks, and similar surfaces.
- Assist with snow removal when needed.
- Complete training related to job duties as assigned.
- Wear the required uniform and maintain a professional appearance and attitude.
Requirements
- High school diploma, GED, or trade school diploma, plus at least 1 year of full-time experience in lawn or grounds maintenance, or an equivalent mix of education and experience.
- Ability to read instructions and keep records of labor and materials used.
- A history of being punctual and dependable, with the ability to work under deadlines and remain flexible for after-hours and weekend emergencies.
- Valid driver’s license.
- Ability to stand for 8 hours or more and lift up to 100 lbs when needed.
- Willingness to serve on an on-call basis except during approved paid time off.
- Work is performed at the assigned property location.
