Role overview
This full-time porter/gatekeeper role focuses on maintaining the shared spaces of a residential community. The position is centered on keeping indoor and outdoor common areas clean, safe, and well cared for. In addition to routine upkeep, the role may include light maintenance support, cleaning tasks, and moving assistance when needed.
The ideal candidate is service-minded, proactive, attentive to detail, and able to follow through consistently in a collegiate-style environment. The employer is looking to hire right away.
Key responsibilities
- Keep the property in line with the company’s operating procedures, OSHA requirements, and industry standards.
- Carry out physically demanding tasks that help preserve the condition of the property and reduce liability risks.
- Regularly collect trash and other waste from common spaces.
- As scheduled, clean curbs, parking areas, walkways, and stairways by sweeping and removing debris.
- Repair or help maintain loose stairwell treads.
- Replace burned-out exterior light bulbs and notify a supervisor about needed inventory.
- Mow lawn areas, clear clippings, trim planting beds, and remove leaves and other debris from landscaped areas on schedule.
- Apply weed-and-feed treatments, overseed, and water lawn areas as needed.
- Install seasonal plants, replacement shrubs and trees, decorative rock, and water features.
- Trim and prune trees and shrubs as assigned.
- Maintain, adjust, and repair irrigation systems and fountains when required.
- Clean pools and spas according to manufacturer instructions and code requirements.
- Perform routine repairs and maintenance on pool equipment as directed.
- Know emergency procedures for the property, including the location and use of water and gas shutoff valves, sewer cleanouts, and fuse panels.
- Help promote safety awareness to reduce the risk of property damage, loss, or injury to residents and visitors.
- Keep ground drainage grates free of leaves and debris.
- Pressure wash sidewalks, buildings, pool decks, and similar surfaces.
- Assist with snow removal when needed.
- Complete job-related training as assigned.
- Maintain the required uniform and present a professional appearance and demeanor.
Requirements
- High school diploma, GED, or trade school diploma, plus at least 1 year of full-time experience in lawn or grounds maintenance, or an equivalent mix of education and experience.
- Ability to read instructions and document labor and materials accurately.
- A dependable attendance record, punctuality, the ability to work under deadlines, and flexibility for after-hours and weekend emergencies.
- Valid driver’s license.
- Ability to stand for 8 hours or more per day and lift up to 100 lbs as needed.
Operational details
The job is based at the assigned property and requires an on-call presence except during approved paid time off periods.
