Role Summary

This is a full-time, on-site position based in Kensington for a Property Manager responsible for a residential property portfolio. The role serves as a central contact for landlords, tenants, contractors, and internal colleagues. Core duties include organising repairs and maintenance, scheduling inspections, overseeing move-ins and move-outs, and making sure each property is maintained to a high presentation standard. The position also involves tracking rent payments, chasing overdue balances, keeping property records and systems up to date, and preparing straightforward reports for owners. In addition, the Property Manager will support compliance tasks, assist with lettings and renewals, and help deliver prompt, professional service across all interactions.

Key Duties

  • Manage a portfolio of residential properties and act as the main liaison for landlords, tenants, contractors, and internal teams.
  • Plan and coordinate maintenance work, repairs, and property inspections.
  • Oversee check-in and check-out processes and ensure properties are left in presentable condition.
  • Monitor rent collection, follow up on overdue payments, and maintain accurate records.
  • Update property systems and documentation, and prepare simple reports for property owners.
  • Support compliance with relevant residential letting regulations and internal processes.
  • Assist with lettings activity, renewals, and general client service.

Candidate Profile

The ideal applicant should bring practical property management experience, strong communication skills, and the confidence to deal with a varied international client base. Good organisation, time management, and close attention to detail are important for handling records, follow-ups, and multiple properties at once. Familiarity with property management software, standard office tools, and basic reporting or data entry is needed. A working knowledge of London residential lettings and property regulations is preferred, though candidates willing to learn quickly will also be considered. The role requires someone who can work independently on site, collaborate effectively with a team, and demonstrate professionalism, dependability, and good judgment. Experience in property management, estate agency, or a related real estate role is advantageous, and qualifications such as ARLA or similar property/real estate certifications are a plus but not essential.
