MetCap Living Management Inc. is a large private third-party property management firm focused on multi-residential communities. The company is expanding and is headquartered in Toronto, Ontario, with property operations across British Columbia, Ontario, Quebec, Nova Scotia, and New Brunswick.

Role Overview

MetCap Living Management Inc. is hiring a live-in Resident Manager for one of its Barrie properties. This is a full-time position that includes an apartment benefit, health benefits, and training.

Daily Physical Duties

  • Verify life safety systems and maintain the fire log book.
  • Check the boiler room, electrical room, and inventory of supplies.
  • Inspect parking levels and outdoor areas.
  • Walk floors and grounds, then record any issues that need attention.
  • Clean, mop, and remove debris from the refuse chute.
  • Maintain elevator landings, lobbies, back lobby or moving room, laundry room, parking entrances, elevators, and related equipment.
  • Perform exterior cleanup.
  • Keep snow logs during winter.
  • Replace garbage bins in the compactor room.
  • Clean empty suites.
  • Carry out maintenance work in vacant suites.
  • Review repair requests and complete assigned follow-up.

Administrative Duties

  • Collect and process rent payments.
  • Take cheques to the bank.
  • Coordinate trades, suppliers, and contractors for approved purchase orders.
  • Maintain the in-suite maintenance schedule.
  • Handle incoming and outgoing correspondence.
  • Prepare purchase orders for Property Manager approval.
  • Receive purchase orders for completed work.
  • Forward finished purchase orders to Accounts Payable.
  • Respond to tenant questions and concerns.
  • Maintain filing and documentation.
  • Prepare incoming and outgoing inspection reports.
  • Deliver tenant notices.
  • Support tenant communications.

Compensation and Benefits

The annual salary is approximately $18,000, plus an apartment benefit. The package also includes a mobile phone, health benefits, annual bonuses, and training across all areas of responsibility. Career growth opportunities are also available.
