Role summary

This position is based out of Toronto, Calgary, or Vancouver. Applicants living outside these commuting areas should be prepared to relocate and live within a reasonable distance of one of these offices.

As an Underwriting Associate, you will bring solid real estate finance expertise and a strong grasp of CMHC requirements to the evaluation of CMHC-insured, conventional, and commercial property loans. The role calls for someone who can balance speed and accuracy, communicate clearly with internal stakeholders and external partners, and contribute confidently in a fast-moving, collaborative environment.

What you'll do

  • Assess conventional and CMHC mortgage applications and provide recommendations in line with internal procedures and policy standards.
  • Work with the Account Manager and regional VP on new real estate lending files, guiding them from initial inquiry through to formal commitment.
  • Communicate directly with clients and brokers during the application journey while maintaining strong underwriting quality and professional relationships.
  • Examine appraisals, environmental assessments, building condition reports, and other third-party documents according to policy requirements.
  • Check that all CMHC and internal credit approval documents are complete and aligned with compliance expectations.
  • Handle rate locks carefully and on time, and make sure all related documents are delivered to clients and brokers promptly.
  • Prepare and track monthly performance reporting, including entering information into CRM systems.
  • Measure the influence of loan activity by tracking KPIs, improving performance metrics, and supporting ROI growth.

What we're looking for

  • More than 3 years of experience in commercial real estate finance, along with a strong understanding of the Canadian commercial property market.
  • Sound financial judgment and analytical capability.
  • Detailed knowledge of CMHC policy, corporate lending standards, and regional market conditions.
  • Ability to interpret financial statements to support lending decisions.
  • Strong organization, time management, and interpersonal skills.
  • Good prioritization skills and the ability to manage multiple business objectives.
  • Advanced Microsoft Office skills, including data analysis, visualization, and automation.
  • Comfort working alone as well as as part of a team.
  • Working knowledge of AML and KYC compliance requirements.
  • Excellent written and spoken communication skills.
  • French-English bilingualism is considered an advantage.
  • Ability to perform under pressure and meet demanding deadlines.
  • CFA, CPA, MFin, or a similar professional credential is preferred.
