Role overview
The Assistant Manager, Retail will work closely with the Senior Asset Manager to help oversee and improve retail properties. The position is centred on retail strategy, mix planning, tenant performance review, and asset enhancement work that helps improve market positioning, increase visitor traffic, and grow asset value.
Retail asset planning
- Contribute to the retail positioning strategy for the asset.
- Study tenant results, sales efficiency, footfall patterns, and occupancy levels.
- Oversee net property income components, including rental income and operating costs, as well as capital expenditure.
- Support the preparation of budgets, forecasts, yearly operating plans, and performance updates for retail assets.
Trade mix and positioning
- Assess and refine the tenant mix to maintain strong brand coverage and good tenant compatibility.
- Help with zoning and adjacency planning to improve shopper flow and brand exposure.
- Assist in reviewing and assessing new retail concepts.
Market research and benchmarking
- Carry out research on retail market trends, competing malls, and consumer behaviour.
- Compare rental levels, tenant composition, and market positioning against relevant benchmarks.
- Share insights that support leasing decisions and overall asset strategy.
Tenant support
- Support periodic tenant performance reviews and relocation planning.
- Assist in judging tenant suitability and alignment with the brand mix.
- Keep tenant performance records accurate and up to date.
Asset enhancement and projects
- Help develop and execute asset enhancement and reconfiguration initiatives, including feasibility studies and business case materials.
- Review layout drawings and design submissions.
- Coordinate project execution with consultants, designers, and internal stakeholders.
- Assist with due diligence activities.
Stakeholder coordination
- Collaborate with Leasing, Marketing, and Operations teams to improve asset performance and meet business goals.
- Engage with major tenants, brand partners, consultants, and other mall stakeholders.
- Prepare reports and presentation materials for senior management.
Requirements
- A degree in Real Estate, Business, Marketing, or a related field is required.
- At least 5 years of relevant experience in retail asset management or leasing.
- Exposure to asset enhancement, redevelopment, or repositioning projects will be an added advantage.
- Good knowledge of retail dynamics, tenant mix planning, and mall positioning.
- Strong analytical ability to interpret retail and sales performance data.
- Effective communication and stakeholder management skills.
- Self-driven, organised, and attentive to detail.
