Role Overview
Terra is hiring an Assistant Project Manager for an in-office and/or project-site position in West Palm Beach, Florida. The role supports project execution across planning, design, permitting, construction, financial coordination, and closeout.
Key Responsibilities
- Work with the Project Manager on monthly project pro-forma reviews, identifying revisions and forecast changes when needed, and evaluate general contractor and subcontractor change orders as well as consultant additional services, then recommend actions to the Project Manager.
- Help build, maintain, and oversee project schedules for all required deliverables, including design, permits, approvals, construction, sales/leasing, and marketing activities, while spotting schedule risks and opportunities for improvement.
- Partner with the Project Manager and leadership to monitor the Design Team’s performance from schematic design through contract administration, including value engineering and review of design packages before release; ensure design work aligns with the project schedule and that RFIs and submittals are addressed promptly.
- Coordinate inspections with the general contractor, authorities having jurisdiction, and third-party consultants; track daily site progress, flag concerns to the Project Manager, and support tenant/buyer coordination, including site visits, drawing reviews, permitting help, construction monitoring, inspections, and completion.
- Support consultants, contractors, designers, AHJs, and internal stakeholders in gathering documents needed for entitlements and building permits, while maintaining a current understanding of permit status and updates for the project team.
- Maintain productive relationships with neighbors, community members, partners, investors, consultants, government officials, sales staff, buyers, tenants, management companies, contractors, and lenders to support project success.
- Take part in monthly lender draw inspections with the lender’s representative, Project Manager, and general contractor, and assist with invoice and pay application review and processing in line with loan compliance requirements.
- Coordinate sales, leasing, branding, and marketing activities with the Project Manager to keep design and construction efforts aligned with project goals.
- Work with Resident/Tenant Services and the general contractor to complete punch list items and warranty work in tenant spaces, residential units, and common areas, and help ensure project closeout follows contract requirements.
Qualifications
- A bachelor’s degree in engineering, real estate development, architecture, or a closely related discipline is required.
- Applicants should bring 5 to 7 years of project management or similar experience.
- Strong creative problem-solving ability is important for success in this role.
- Hands-on knowledge of project management software, standard methods, and best practices is expected.
- Experience managing projects through the full lifecycle as part of a collaborative team is preferred.
- Excellent analytical and troubleshooting skills are needed.
- Strong communication, interpersonal ability, and resourcefulness are essential.
- The candidate must be able to deliver work within the defined scope, budget, and timeline.
