Role overview
Yugo is hiring a Groundskeeper Porter for its Auburn, Alabama community at Yugo Auburn North. This is an hourly, non-exempt, on-site position focused on keeping the property clean, safe, and presentable for residents and visitors.
The company operates student housing communities across multiple countries and U.S. states, with a people-first approach centered on community, sustainability, growth, and an inclusive workplace.
This role supports the overall condition and value of the property by handling everyday grounds upkeep, common-area cleaning, vacant-unit preparation, and light maintenance tasks.
What you will do
- Keep the property clean and well maintained through daily grounds care, trash removal, and cleaning of shared spaces such as hallways and courtyards.
- Prepare vacant apartments for incoming residents by making sure appliances, windows, floors, and fixtures are ready for move-in.
- Support turnover activity and partner with the Property Maintenance Manager during busy turnover periods.
- Clean frequently used community areas, including the office, clubhouse, laundry rooms, and model units.
- Flag unusual conditions, repair needs, or other maintenance concerns, and communicate supply requirements to the General Manager or Maintenance Supervisor.
- Handle minor maintenance work such as replacing light bulbs, fixing broken fixtures, and completing similar small repairs indoors and outdoors.
- Protect company property, equipment, tools, and buildings through careful handling and proper security practices.
- Follow OSHA requirements, attend safety training, and use the correct protective equipment.
- Maintain pool and spa areas when applicable, while following local certification and safety rules.
- Work in line with company procedures for maintenance, safety, and emergency readiness.
- Complete occasional tasks around mechanical equipment, at heights, near fumes or chemicals, and in changing weather or moderate noise; be able to lift items weighing 50 pounds or more.
- Assist with other maintenance, operations, and property improvement work as needed.
Requirements
- At least 1 year of experience is preferred, ideally in residential properties, rental operations, or similar business operations.
- High school diploma or equivalent is required.
- Strong communication and people skills, with the ability to build and sustain effective working relationships.
- Careful attention to quality and detail, along with a mindset for improvement and innovation.
- Ability to identify issues and resolve them promptly.
- Comfort using technology and online systems.
- Carbon Literacy Certification, or a willingness to complete the training.
- Ability to perform physically demanding work, including lifting up to 50 pounds, working outdoors, and being around equipment, fumes, chemicals, and noise.
Compensation and benefits
The pay range for this role is $14.00 to $15.50 per hour.
