Role overview
An opportunity is available for an experienced Building Maintenance/Caretaker to take on a long-term, resident-facing role at a condominium community of about 80 units near the Inner Harbour in Victoria, British Columbia. The ideal candidate is self-driven, comfortable working on their own, open to learning, and enjoys being part of a walkable downtown lifestyle.
Live-in arrangement
This is a live-in position. A caretaker suite with two bedrooms and two bathrooms is provided. The suite is bright, well kept, and carries a monthly rent of $1,000.
What you will do
You will independently look after the building’s cleanliness, safety, and general upkeep by handling the full range of custodial and maintenance duties required in a medium-sized residential property.
- Carry out daily, weekly, and monthly cleaning of shared areas.
- Handle routine repairs and ongoing maintenance tasks.
- Check and monitor heating, cooling, plumbing, electrical, safety, and security systems as required.
- Arrange and supervise work completed by outside contractors.
- Respond to infrequent emergencies outside normal hours.
- Help uphold building rules and expectations for residents and visitors.
- Work closely with the strata council and residents to support a clean, safe living environment.
- Keep accurate records and use a computer when needed.
- Provide regular verbal and/or written updates to the strata council.
Required background
The role calls for at least five years of experience in building maintenance or caretaking, along with the ability to manage maintenance and custodial responsibilities confidently. You should also be able to use and care for cleaning tools and equipment effectively.
Additional qualifications
- Familiarity with strata councils and property managers is an asset.
- Ability to work alone as well as cooperatively with others.
- Physical capability to complete maintenance and custodial work.
- Strong ability to prioritize tasks, manage a workload, and solve problems with little supervision.
- Good communication and interpersonal skills.
- Comfort with the technology needed for security and other building systems.
- Computer skills for record-keeping and communication.
- A valid driver’s licence and dependable transportation are preferred for occasional supply runs.
Compensation and employment details
This is a permanent, full-time position with annual pay of $55,000 to $60,000. The caretaker accommodation is part of the package, with rent set at $1,000 per month.
