Role Overview
As Maintenance Lead, you will take ownership of grounds care, property repairs, and water/septic system upkeep to help keep the community functioning smoothly. The role also includes pool and spa support, snow clearing, emergency response after hours, and ongoing efforts to maintain a safe, clean, and welcoming environment. This is a practical, hands-on position that keeps you active throughout the day.
Key Responsibilities
- Oversee landscaping and general grounds maintenance across the property.
- Carry out repairs and routine maintenance for community buildings and equipment.
- Support residents with tasks such as firewood delivery and snow removal when needed.
- Perform daily water testing and maintain accurate logs and records.
- Help maintain pool and spa facilities in proper working condition.
- Track septic system maintenance activities and keep related records up to date.
- Ensure health and safety standards are followed throughout the community and its buildings.
- Keep regular communication with the manager on maintenance issues and progress.
- Clean work areas, tools, and equipment after use.
- Respond in a courteous and efficient manner at all times.
- Follow occupational health and safety laws and company policies at all times.
- Be available for after-hours calls and emergency situations as required.
- Take on other duties as needed.
Requirements
- High school diploma or GED, or an equivalent mix of education and practical experience.
- Clean driver’s abstract and clear criminal/background check are required.
- Prior water ticket or pool certificate is preferred.
- Must be willing to complete water certification training at the start of employment.
- Must be willing to complete pool certification training at the start of employment.
- Ability to read and understand safety rules, operating instructions, maintenance guides, and procedure manuals.
- Capacity to lift, push, and pull up to 25 lbs regularly and up to 50 lbs occasionally.
- Ability to work at heights.
- Strong oral and written communication skills.
- Good problem-solving, critical thinking, and organizational abilities.
Compensation and Benefits
The annual base salary for this position is expected to fall between $45,000 and $47,000. In addition to base pay, the total rewards package may include a performance-based incentive plan, comprehensive health and dental coverage, a pension plan, and paid time off. Final pay will depend on factors such as skills, experience, education, training, market conditions, and internal pay considerations.
