Building Maintenance Manager

Role Overview

The Building Maintenance Manager will lead the upkeep, repair, and day-to-day operation of the property’s building systems. The position is focused on keeping the premises safe, fully functional, and clean while coordinating internal maintenance staff, outside vendors, and contractors. The role also requires ensuring that all work meets relevant safety and regulatory requirements.

Key Responsibilities

• Create and manage a complete maintenance plan for building systems such as HVAC, electrical, plumbing, and structural elements.
• Carry out and supervise regular inspections to catch issues early and resolve them before they escalate.
• Run preventive maintenance efforts that minimize disruption and extend the life of equipment.
• Lead, coach, and assess maintenance team members to support strong performance.
• Allocate work, track progress, and make sure repair and maintenance tasks are finished on schedule.
• Encourage a safe, efficient, and productive working environment.
• Work with external suppliers and contractors on specialized repairs, upgrades, and service work.
• Discuss contract terms, confirm service quality, and ensure work is delivered within agreed timelines.
• Review contractor performance and make sure commitments are being met.
• Prepare and oversee the maintenance budget to keep operations cost-effective.
• Authorize purchase orders and monitor spending on tools, materials, equipment, and consumables.
• Look for opportunities to reduce costs without compromising standards.
• Ensure the facility complies with all applicable building codes, safety rules, and legal requirements.
• Deliver safety instruction and enforce workplace safety practices.
• Respond quickly to urgent incidents such as power failures, leaks, or structural problems.
• Keep organized records of maintenance work, warranties, and service history.
• Support building improvement projects and renovation activities when needed.
• Act as the main contact for tenants or occupants raising maintenance-related concerns.

Education and Experience

Applicants should have a high school diploma or an equivalent qualification. A degree in facilities management, engineering, or a related subject is preferred. Candidates are expected to have solid experience in building maintenance or facilities management, along with prior involvement in supervising teams and coordinating projects.

Skills and Qualifications

• Practical knowledge of HVAC, plumbing, electrical, and other general building systems.
• Ability to use maintenance management software and related tools effectively.
• Capacity to read and understand blueprints, technical documents, and regulatory requirements.
• Strong planning and organizational ability.

Working Conditions

The job may require prolonged standing, walking, and lifting. The position also includes on-call availability for emergencies, including evenings and weekends. Depending on the facility, the work environment may involve changing weather or site conditions.
