Finance Manager/Director

Role overview

This senior finance position is responsible for setting the financial direction, oversight, and governance for a real estate business. Working closely with executive leadership, the role focuses on improving financial results, using capital efficiently, and supporting sound investment choices across a portfolio that includes both development projects and operating assets.

Financial strategy and leadership

• Own planning, forecasting, and performance tracking across the organisation.
• Partner with senior leaders to assess investments, acquisitions, and development opportunities.
• Use financial analysis to strengthen profitability, capital productivity, and long-term value creation.

Development and asset finance

• Supervise financial control for development projects from acquisition to completion and stabilisation.
• Manage project budgets, cash flow, escrow balances, and payments to contractors and consultants.
• Track financial results across leasing, property management, and retail assets.

Treasury and funding

• Oversee liquidity management, cash flow forecasting, and banking partnerships.
• Drive discussions on project finance, credit facilities, refinancing, and restructuring.

Financial planning and analysis

• Lead annual budgeting, forecasting, and multi-year planning exercises.
• Build financial models and feasibility assessments for new projects and investments.

Commercial and investment support

• Review major commercial agreements and support negotiation where needed.
• Contribute financial insight to investment structuring and strategic decisions.

Governance and controls

• Ensure adherence to IFRS and internal control standards.
• Manage audit activity and statutory reporting requirements.

Experience and profile

The ideal candidate brings senior finance leadership experience, preferably at Finance Director level or equivalent, with deep exposure to real estate finance across both development and operational portfolios. The role calls for strong technical knowledge of IFRS and control environments, plus hands-on experience in treasury, banking relationships, and project finance negotiations. You should also be comfortable building detailed financial models, running feasibility work, and guiding budgeting and forecasting in a multi-asset setting. Commercial judgement, contract negotiation support, and confident leadership are essential.
