Role Overview
The company is hiring a Development Associate to support the development team across multiple projects from early-stage planning through completion.
Key Responsibilities
- Assist the Development Manager in carrying the company’s project pipeline from concept through final delivery.
- Help oversee several development projects at different stages, working under the direction of the Development Manager.
- Coordinate with consultants and internal teams to gather documents needed for entitlements and building permits.
- Support underwriting work for proposed transactions involving existing assets and potential acquisitions, including gathering information and collaborating with the acquisitions team on financial models for costs, revenue, and returns.
- Work with internal stakeholders to clarify project needs, limits, design direction, and budget inputs.
- Help prepare project budgets, timelines, and execution plans covering entitlements, design development, and permit approvals.
- Identify project risks, build mitigation and contingency plans, and help implement corrective actions.
- Organize due diligence tasks, maintain checklists and files, and make sure work is completed on time and in line with contractual obligations.
- Coordinate market research and comparable analysis with finance, leasing, sales, and marketing teams.
- Support the selection and coordination of design consultants and assist with drawing preparation for budgeting, scope definition, and design development.
- Monitor project progress against targets, budgets, and schedules; report variances and coordinate corrective actions with accounting.
- Create and maintain project schedules, milestone tracking, and deliverable timelines for construction and design teams.
- Coordinate across operations, marketing, construction, asset management, IT, and accounting teams.
- Maintain project pro formas, including budgets, schedules, timing assumptions, market assumptions, and underwriting assumptions.
- Track project costs to help ensure spending stays within approved budgets.
- Prepare pre-development budgets and cash flow projections with finance and construction teams.
- Update monthly development reports for internal distribution.
- Run consultant meeting minutes, including architect/owner/contractor meetings before construction starts, and follow up on action items.
- Support branding and marketing coordination efforts.
- Handle permit coordination and support the process of securing approvals.
- Work with legal counsel to negotiate and finalize consultant agreements.
- Manage consultant contracts to ensure they align with schedule of values and contract terms, excluding marketing contracts handled by the marketing department.
- Maintain regular attendance and contribute to the company’s ongoing success.
- Take on additional duties, special assignments, and related responsibilities as needed.
Qualifications
Applicants should hold a bachelor’s degree in Architecture, Urban Planning, Economics, or Real Estate, and bring 2 to 4 years of experience in real estate development or architecture. Strong working knowledge of Bluebeam and Microsoft Project is required.
