Role overview

This position is for a Porter/Gatekeeper responsible for the care, upkeep, and cleanliness of a residential property’s shared spaces, both indoors and outdoors. The role may also involve helping with light maintenance tasks, cleaning support, and moving-related assistance. It calls for a service-minded approach, attention to detail, initiative, and consistent follow-through in a collegiate housing environment.

Key responsibilities

• Follow the property’s standard operating procedures, OSHA requirements, and industry expectations to keep the site in good condition.
• Carry out physically demanding tasks that help preserve the property and reduce potential safety or liability concerns.
• Remove trash and other waste from common areas on an ongoing basis.
• Sweep curbs, parking areas, walkways, and stairways on the scheduled routine.
• Repair or help maintain loose stairwell treads.
• Replace nonworking exterior bulbs and keep the supervisor updated on lighting inventory needs.
• Mow lawn areas, collect clippings, trim planting beds, and clear leaves and other debris from landscaped spaces.
• Apply weed-and-feed treatments as scheduled, and top-seed and water affected areas when needed.
• Install seasonal plants, replacement shrubs and trees, decorative rock, and water features.
• Trim and prune trees and shrubs when directed.
• Maintain, adjust, and repair irrigation systems and fountains as needed.
• Clean pools and spas according to manufacturer instructions and applicable code requirements.
• Perform basic maintenance and repairs on pool equipment as assigned.
• Know the property’s emergency procedures, including the location and use of water and gas shutoff valves, sewer cleanouts, and fuse panels.
• Support safety awareness efforts to help prevent property damage, loss, injury, or harm to residents and visitors.
• Keep ground drainage grates free of leaves and debris.
• Pressure wash sidewalks, buildings, pool decks, and similar surfaces.
• Assist with snow removal when needed.
• Complete training related to the role as required.
• Maintain the required uniform and present a professional image and attitude.

Requirements

• High school diploma, GED, or trade school diploma, plus at least 1 year of full-time experience in lawn or grounds maintenance; an equivalent mix of education and experience is also acceptable.
• Ability to read instructions efficiently and document labor and materials accurately.
• A history of punctuality and reliability, with the ability to work under deadlines and remain flexible for after-hours and weekend emergencies.
• A valid driver’s license.
• Capability to stand for 8 hours or more and lift up to 100 lbs as needed.

Additional details

The role is based at the assigned property and includes on-call availability except during approved paid time off.
