About the opportunity
A major real estate developer in Saudi Arabia is looking for a Development Manager to help drive the planning, coordination, and delivery of a portfolio that includes residential, mixed-use, and commercial projects. The organization aims to create developments that balance high design standards with solid commercial outcomes.
Role summary
In this position, you will work alongside the Development Director and take ownership of important parts of the development lifecycle. Your scope will cover early-stage feasibility work, design coordination, and project delivery. The role suits someone with a strong commercial mindset, excellent coordination abilities, and the confidence to work with multiple stakeholders while keeping projects aligned with approved business cases, budgets, and schedules.
Development management
- Partner with the Development Director to deliver the development strategy for assigned projects.
- Oversee daily development work from feasibility review through design and handover stages.
- Track progress against project milestones, delivery dates, and budget targets.
- Keep design, commercial, and construction objectives aligned throughout the project.
Financial and commercial analysis
- Contribute to feasibility studies, development appraisals, and financial modelling.
- Support assessments of project viability, including cost, revenue, ROI, and IRR.
- Monitor cash flow, budget performance, and overall commercial results.
Design and project coordination
- Work with architects, consultants, and project management teams to ensure the design direction supports project goals.
- Review design packages to confirm they match the approved scope, budget, and timeline.
- Assist with value engineering efforts to improve cost efficiency and delivery effectiveness.
Stakeholder management
- Coordinate with internal teams such as Design, Commercial, Sales, and Project Management.
- Engage with external parties including consultants, contractors, and government bodies.
- Support reporting for investors and partners when needed.
Governance and risk management
- Help manage project approvals, stage-gate reviews, and governance procedures.
- Keep project records and reports accurate and up to date.
- Identify risks and contribute to mitigation plans.
- Track market movement, competitor activity, and project positioning.
- Highlight critical issues and recommend actions to senior leaders.
Candidate profile
This role is suited to a commercially aware professional with solid analytical thinking, strong coordination skills, and the ability to handle several priorities at once. You should be detail-focused, proactive, and comfortable presenting information clearly to stakeholders and management.
Requirements
- A bachelor’s degree in Real Estate, Finance, Architecture, Engineering, or a closely related discipline.
- Between 5 and 8 years of experience in real estate development or a similar field.
- Background in residential and/or mixed-use development projects.
- Strong grasp of development workflows, feasibility analysis, and financial assessment.
- Working knowledge of design coordination and project delivery.
- Prior experience in Saudi Arabia or the GCC region is required.
- Commercial awareness, analytical thinking, and strong organizational ability.
- Ability to manage multiple stakeholders and competing priorities.
- Excellent communication, presentation, and reporting skills.
