Job Overview

This opportunity is with a growing self-storage property management startup in the Dallas market. The role is designed for a seasoned leader who can help shape the company’s culture and strategy, work closely with executive leadership, and contribute from the ground up as the business expands.

The District Manager will oversee eight stores across Dallas, TX and should expect frequent travel between locations. The core focus is to keep occupancy strong, improve net operating income, and guide Store Managers in delivering consistent results across the district.

Responsibilities

  • Be accountable for the performance and success of multiple store locations.
  • Coach, support, and manage Store Managers so day-to-day operations run smoothly across the district.
  • Oversee key store activities such as customer service, leasing, payments, delinquency management, cleanliness, and site security.
  • Build and reinforce a high-performance culture centered on service quality and ongoing improvement.
  • Carry out audits, property checks, and performance evaluations to ensure standards are met and goals are achieved.
  • Handle budgeting, payroll oversight, and cost control to support financial targets.
  • Monitor district metrics, review trends, define district strategy, and use huddles and coaching to improve team output.
  • Resolve escalated customer issues and concerns when needed.
  • Step into Store Manager responsibilities temporarily when coverage is needed for leave or vacancies.

Requirements

  • A bachelor’s degree is preferred, though relevant experience can replace formal education.
  • Strong prior exposure to the self-storage industry is highly desirable.
  • At least 5 years of experience in multi-unit retail sales or service operations with proven leadership and team development results.
  • Solid commercial judgment, analytical ability, and experience with strategic planning and execution.
  • Excellent communication, customer service, and relationship-building skills.
  • Comfort using Microsoft Office and interpreting business reports and performance data.
  • A valid driver’s license and the ability to travel within the district as required.
  • Willingness to work occasional weekends and respond to emergencies when necessary.

Compensation and Benefits

The total compensation for this position is estimated at $120,000 to $130,000, including bonus, with the final offer depending on the selected candidate’s background, experience, and location.
