Role overview
This role is centered on keeping the grounds, building, and equipment in safe, orderly, and efficient working condition. The job must be performed in line with all applicable federal, state, and local rules, along with the organization’s policies, procedures, and supervisor instructions, so that maintenance operations run smoothly at all times.
Key responsibilities
- Carry out the maintenance plan for the assigned shift or area as scheduled.
- Inform your supervisor immediately about any accident or incident, even if it seems minor, and do so on the same shift it occurs.
- Work with nursing staff to coordinate routine maintenance activities in resident living spaces.
- Complete assigned maintenance tasks according to the daily work order.
- Follow maintenance guidance and instructions provided by your supervisor and the established procedures.
- Perform grounds upkeep such as mowing, trimming, sweeping, and cleaning parking areas, driveways, and similar spaces.
- Handle basic repair and upkeep work for the facility and equipment, including plumbing, plastering, electrical, carpentry, and mechanical tasks as directed.
- Clean windows and screens when instructed.
- Replace failed light bulbs, including exit signs, overhead fixtures, fluorescent lights, and room call lights, and support general cleaning tasks as needed.
- Service heating and cooling systems according to manufacturer instructions and internal policy.
- Take on unscheduled maintenance work when directed.
- Make sure maintenance materials are restocked in work areas when needed.
- Help keep the facility and equipment in good condition for resident comfort and convenience.
- Escalate equipment faults or breakdowns to your supervisor as quickly as possible.
- Use equipment and supplies safely and follow all safety precautions while working.
- Assist coworkers with lifting heavy equipment, supplies, and other items when requested.
- Ensure tools and equipment are cleaned and stored properly at the end of the shift.
- Protect resident information, including confidential health information, and report any suspected or known privacy breaches.
- Notify residents whenever their personal belongings need to be moved.
- Attend department and staff meetings as required.
- Bring complaints or grievances to your supervisor.
- Take on additional tasks as assigned by the supervisor, department director, or administrator.
Qualifications
The position does not carry supervisory responsibility.
Candidates should have at least a 10th grade education. The role calls for the ability to make independent decisions, follow directions, accept constructive feedback, and communicate tactfully with staff, residents, family members, visitors, government representatives, and the public. It also requires good care of tools and supplies, attention to the appearance of maintenance work areas, and a willingness to learn and apply improved maintenance methods.
Mathematical ability should cover practical use of fractions, percentages, ratios, and proportions. Reasoning ability should include solving practical problems, handling variable situations with limited standardization, and interpreting written, spoken, diagram-based, or scheduled instructions.
Physical and work conditions
The role may require occasional lifting or moving of up to 25 pounds. It involves extended use of a desktop or laptop computer and regular sitting, standing, walking, speaking, reading, and listening. Frequent use of office equipment such as a copier/scanner/fax machine, telephone, and calculator is expected. In emergency situations, the employee may need to assist with resident evacuation.
The work setting is generally low to moderate in noise level.
