The Role

Bayleys is looking for a proactive, service-driven Property Manager to join the Hawke’s Bay team. In this position, you will oversee a residential rental portfolio, support both landlords and tenants with responsive service, and make sure properties remain well cared for and compliant.

The role calls for someone who communicates clearly, stays highly organised, and is comfortable managing the full property management process from start to finish.

Key Responsibilities

• Oversee a portfolio of residential rental homes
• Develop and sustain positive working relationships with landlords and tenants
• Arrange advertising, inspections, tenant screening, and lease documentation
• Carry out regular property inspections and complete incoming and outgoing condition reports
• Coordinate repairs and maintenance, including communication with contractors
• Make sure properties comply with the Residential Tenancies Act and Healthy Homes Standards
• Manage rent arrears, bond matters, and tenancy disputes when needed
• Provide landlords with rental advice and market-based appraisal insights
• Keep property records accurate and produce reports using property management software
• Deliver customer service that reflects the Bayleys brand

Skills & Experience

• Background in property management or real estate
• An NZ Certificate in Residential Property Management (Level 4) would be an advantage
• Working understanding of New Zealand tenancy law, or the ability to learn it quickly
• Strong verbal and written communication skills with a relationship-focused approach
• Excellent organisation and attention to detail
• Comfortable juggling multiple priorities and working independently
• Good problem-solving ability and confidence handling conflict
• Competent with property management platforms and Microsoft Office
• Full, clean New Zealand driver licence
